Sell your property in the Canary Islands for the best price

We help you sell homes, buildings, retail units, warehouses, land and hotels in the Canary Islands: an investor-grade valuation, documents in order, a sales pack for buyers and negotiation through to completion. And if you are buying, we analyse the investment before you make an offer.

Why CAIC

Selling well starts before you set the price

A property's price is not set by the listing; it is set by the buyer. And every buyer runs different numbers: a family compares it with other homes nearby; an investor calculates the net yield it delivers; a company checks whether it can invest its RIC tax reserve. Knowing who to sell to, and with which arguments, is what separates a good price from a discount.

The Canary Islands also have their own rules: the holiday rental law 6/2025 changes the value of many properties, there are international and non-resident buyers, and the seller's taxes —municipal capital gains tax, capital gains in income tax or the 3% withholding for non-residents— need to be worked out before accepting an offer.

CAIC is led by Juan José Vera Díaz, named among the 100 best CFOs in Spain in 2016, 2017 and 2018, with a career at Ernst & Young, Arthur Andersen, FTI and in the finance management of Meliá Hotels. We defend your price with the same numbers the buyer will use.

Analyse a purchase

What weighs most on the sale price in the Canary Islands

Three issues that change who buys and how much they pay, which we review before the property goes on the market.

Holiday lets and Law 6/2025

The new Canary Islands law requires the municipal plan to expressly allow tourist use, a minimum age for the property (ten years as a general rule) and that the community of owners does not prohibit it. If your property has or could have that use, its buyer and price are different. We check it before setting the price.

Buyers with RIC

Since 2025 companies can invest their Canary Islands Investment Reserve (RIC) in homes let as a tenant's main residence. They look for lettable properties, have deadlines to meet and may pay more for an asset that is ready. We factor them in when looking for a buyer.

What the seller pays

Municipal capital gains tax, capital gains in personal or corporate income tax and, if you are non-resident, the 3% of the price withheld by the buyer. There are exemptions, such as for over-65s selling their main home. We calculate what you keep from each offer with your tax adviser.

How we handle a sale

Three stages. You always know what we are doing and why.

  1. 01

    Valuation and strategy

We analyse the property, your timing and your tax position, and propose an asking price, a buyer profile and whether to sell now or prepare the asset first.

  2. 02

    Preparation and marketing

Documents up to date, issues solved, a sales pack and presentation to the right buyers, discreetly if you prefer.

  3. 03

    Negotiation and completion

We assess each offer by what it leaves you net, negotiate terms and coordinate the deposit, the notary and the tax until completion.

Our valuations are financial and indicative and do not replace an official valuation. References to regulations and tax are a general summary; each deal is reviewed against current rules and, where appropriate, with lawyers and tax advisers. We do not guarantee a sale price or timeframe.

Frequently asked questions

Selling property in the Canary Islands: what clients ask us

It depends on who buys it. We calculate two values: market value, compared with real transactions in the area, and the value an investor would place on it based on the net income it generates or could generate. With both we propose an asking price and a minimum price below which selling does not make sense.

Title deed, an up-to-date land registry extract, recent property tax and community fee receipts, the energy performance certificate, the occupancy certificate where required and, if tenanted, the current leases. We also check charges, community debts, planned levies and planning status so nothing stops the sale at the last minute.

We prepare a pack with the numbers the buyer needs and present it to those who place most value on that asset: private buyers, investors, family offices, companies that need to invest their RIC or international buyers. If you already work with an agent, we coordinate with them.

Yes. The lease continues with the new owner, so the natural buyer is an investor who will value the rent. We compare what you would get selling tenanted today with selling vacant when the lease ends, so you decide with the numbers in front of you.

Municipal capital gains tax (plusvalía) and capital gains in personal income tax, or corporate tax if a company sells. There are exemptions, such as over-65s selling their main home or reinvestment in a new main home. We calculate it with your tax adviser before accepting any offer.

The buyer must withhold 3% of the price and pay it to the tax authority on account of your tax; you then file your non-resident return and, if the final tax is lower, you can claim back the difference. We factor this in to calculate what you will receive at completion.

Significantly: tourist use now depends on the municipal plan, the age of the property, the community rules and bed limits. We check your property's position so it is sold to the right buyer for the value it really has.

Yes. For buyers we analyse the investment before the offer: net yield under several scenarios, due diligence and the maximum price worth paying. You can read about it in our article on how we handle a sale.
